Commercial Record Layout
The Clark County Commercial file contains the features of commercial structures on a parcel. This information is used to aid the Assessor's Office in performing their statutory requirements.

PARCEL NUMBER: The parcel number is used to identify each property to be assessed in Clark County. The Parcel Data Division of the Assessor’s Office assigns these parcel numbers. On October 1, 1989, the Assessor’s Office began to convert the existing nine digit parcel numbers to new 11 digit parcel numbers. This project is in conjunction with the County-Wide Geographic Information System (Automated Mapping). This conversion is 90% complete. Until the conversion process is complete, both formats of parcel numbers are in use. Old parcel numbers are stored in an 11-digit field with two spaces in the last two characters.
OLD PARCEL NUMBER FORMAT: The old parcel number is displayed in three 3 digit fields (example: 440-211-047). The first 3 digits identifies the Map Book the parcel is located. The next 3 digits represents the Page and Point Page in the Map Book. The Point Page (6th digit) identifies the following:
0 - The parcel is on an acreage page.
1-9 - The parcel is in a single family subdivision.
alpha - The parcel is in a planned unit development.
The last 3 digits of the parcel number is an arbitrary number given to each parcel on a page.
NEW PARCEL NUMBER FORMAT: The new parcel number is displayed as the following example shows: 162-35-113-001. The first 3 digits are the Map Book, which is a code for the township and range. (An index map is required to locate this number). The next 2 digits are the Section Number inside the township and range. The next digit is the Page number (0-8). The next 2 digits are the Subdivision/Sequence Number. If this number is 00 thru 09, it denotes an acreage parcel. If this number is 10 thru 99, it identifies individual subdivisions (See Index Maps).
PARCEL SUFFIX(SUFFIX): Sequence number for multiple records with the same parcel number.
OWNERS NAMES(OWNER, OWNER2): Owner’s Name, and second Owner’s Name, if present.
LOCATION ADDRESS: Different parcels may share a common location address. The location address consists of the following fields:
Street Number: 6 numeric characters.
Street Fraction: Valid fractions are: 1/2, 1/4, 1/3, 3/4, 2/3
Street Direction: Valid directions are:
N - North
S - South
E - East
W - West
NE - Northeast
NW - Northwest
SE - Southeast
SW - Southwest
Street Name: 22 character street name with no smashed names.
Street Type: (See valid Street Types).
SALES INFORMATION:The Assessor’s Office updates the sales information from the recorded Value Declaration forms in the County Recorder’s Office. A parcel number must first be established for each Value Declaration form. The Assessor’s Office will then establish the sales type by reading the documents or sending sales verification letters out. The sales information is NOT updated at the same time the new owners' names, address and document number are changed; it happens two to three weeks later or maybe not at all because of lack of information. The sales date may NOT always match the document date.
Sales Price: Sales price for the last time this parcel sold.
Sales Type: Sales codes for type of sale (See " Sales Codes").
Sales Date: Recorded date of last sale (CCYYMMDD).
LAND ACREAGE(LANDACRE): Sum of acreage fields from Secured Tax Roll.
LAND USE CODE: The land use code identifies the use of improved parcels. If a parcel is not improved it will contain zeroes. (See " Assessor Land Use Codes").
LAND USE CAPACITY: Certain Land Use codes on parcels need to specify a capacity (example: Hotel capacity is number of rooms, Apartment capacity is number of units).
PARKING SPACES(PARKING NO): Number of surface parking spaces available.
ELEVATOR(ELEVATOR): "Y" or "N"
ESCALATOR(ESCALATOR): "Y" or "N"
DOCK HIGH(DOCK): "Y" or "N"
PAVING(PAVING-SQFT): Square footage of total paving.
ADDITIONAL MEZZANINE (ADDITIONAL-MEZZANINE-SQFT): Total of mezzanine square footage in addition to any present in miscellaneous buildings square footage.
FOR EACH OCCUPANCY(MAXIMUM OF 4 OCCURRENCES):
OCCUPANCY DESCRIPTION(OCC-DESC): Description of occupancy.
ORIGINAL YEAR BUILT(ORIG-YR-BUILT): Year built.
TOTAL SQUARE FOOTAGE(TOTAL-SQFT): Total square footage.
NUMBER OF STORIES(STORIES): Number of stories.
AVERAGE STORY HEIGHT(AVG-HEIGHT): Average story height.
CONSTRUCTION CLASS TYPE(CLASS): Description of construction type.
EXTERIOR WALL TYPE(EXT-WALL): One digit code (See " Commercial Key Codes).
FIRE SPRINKLERS(SPRINKLER): "Y" or "N"
HEATING/COOLING TYPES(HEAT-COOL(CD,PERC)): Maximum of four codes with corresponding percentage. (See " Commercial Key Codes).
MISCELLANEOUS BUILDING TYPES & SQUARE FOOTAGE (MISCELLANEOUS BUILDING TYPE, MISCELLANEOUS BUILDING-SQFT): Maximum of four types with corresponding square footage are. (See " Commercial Key Codes).
