The Mountain’s Edge is a master planned community within the unincorporated town of Enterprise in the southwest portion of the Las Vegas Valley. The project area measures approximately 2,500 acres and is generally located south of Blue Diamond Road and west of Rainbow Boulevard within the southern halves of Sections 21 and 22, most of Section 29, and all of Sections 27, 28 and 34 of Township 22 South, Range 60 East.
Mountain’s Edge was originally approved by the Board of County Commissioner’s September 2002. Since that time, the master planned community has been developed with approximately 2,150 acres of residential uses, 114 acres of office uses, and 150 acres of commercial. Additionally, the area includes approximately 700 acres for public facilities including parks, schools, and a fire station.
The master planned community was developed in accordance with a Specific Plan, Development Agreement including a locked-in 2003 version of the Clark County’s Development Code (Title 30), and modified development standards. In January 2022, the Board of County Commissioners cancelled the Mountain’s Edge Development Agreement. Today, development within the Mountain’s Edge Master Planned Community is reviewed for conformance with the County’s Master Plan, Title 30, and in accordance with the following Mountain’s Edge Modified Development Standards:
