Rent Reasonableness

Rent Reasonableness is a process used to ensure HUD does not pay more than a unit’s fair market value. It compares the unit to similar properties by age, location, size, and amenities to confirm pricing fairness.

  • Ensures HUD’s payment aligns with local market rates.
  • Confirms the unit is priced fairly compared to non-program tenants.
  • Helps verify fair pricing whether gross rent exceeds or is below the Fair Market Rent (FMR), as allowed by the program.
