The Welcome Home Community Land Trust
As part of the Welcome Home initiative, Clark County is establishing the first subdivision-scale Community Land Trust (CLT) in Nevada. This effort will create affordable homeownership opportunities for working households earning at or below the median income in Las Vegas who are currently priced out of the housing market.
What is a Community Land Trust?
A Community Land Trust (CLT) is a model that makes homeownership more accessible for low- to moderate-income families. In a CLT, the trust (in this case the County) retains ownership of the land while the homeowner owns the house. This “shared equity” approach lowers the cost of buying a home and keeps it affordable for future buyers. By preserving affordability over time, CLTs promote long-term housing stability and strengthen communities.
Some things to know about the Welcome Home CLT
- To be eligible, applicants must be first-time homebuyers, residents of Clark County, have a credit score of 640, and meet other specific financial criteria.
- Applicants must qualify for a mortgage through a lender.
- The CLT will qualify prospective buyers, guide them through the mortgage finance and homebuying process, and provide continuing homeowner support.
Projects
- The Welcome Home CLT will begin with a 30-lot single family home development in the City of Las Vegas, offered to qualifying households up to 100% of Area Median Income (AMI).
- The second Welcome Home CLT development will be on land secured from the Bureau of Land Management for approximately 210 homes for homebuyers up to 80% AMI.
