Clark County is launching its first ever Community Land Trust (CLT). This program will sell attainable homes to first-time homebuyers, allowing individuals to own their homes while the CLT retains ownership of the land. This model helps homeowners build equity and ensures permanent affordability for the community.
Through the CLT, 240 homes will initially be built for first-time homeowners in Clark County. These homes will be for residents with incomes at or below 100% and 80% of the Area Median Income (AMI), which primarily includes households earning between $50,000 and $95,000 per year.
“A Community Land Trust is not a new concept, but it is new to Clark County, and I am thrilled we are able to offer this program at such a critical time, when homeownership seems impossible for so many people,” said Clark County Commissioner Marilyn Kirkpatrick. “The CLT gives hope to so many people, including teachers, chefs, truck drivers, administrative professionals, and more who want to start building equity as a first-time homeowner.”
“Too many folks in Clark County are priced out of the American dream of homeownership and the CLT program is simply a way for us to help the everyday worker afford a home,” said Clark County Commissioner Justin Jones. “Just like any other owner-occupied home, these homeowners will be providing an investment into the neighborhood and will be paying mortgages, property taxes, and have pride of ownership.”
For anyone interested in learning more about the program, visit the CLT website that was just launched and register for an info session. Anyone wishing to apply for this program, must attend an info session prior to submitting an application. The formal application submission period will open next year.
